You cannot list land here. You can offer it.

This is not a marketplace and there is no listing form. What there is, is a door: a private channel by which the owner of land in Nasarawa may put his papers in front of the chambers and ask whether it will take the matter up. Nothing you send appears on this site. Nothing appears on this site until the chambers itself opens a folio.

The doctrine

An offer is not a folio.

A folio is a published record of land that has survived seven Gates. An offer is a letter asking whether the Gates will be opened at all. They are different things, and this desk keeps them apart deliberately, because every land platform that has failed in this country failed by treating the second as though it were the first.

What the approach is

  • Correspondence with a chambers, transmitted through a form.
  • A tender of documents for examination.
  • A request that the chambers consider taking the matter up.

What it is not

  • A listing, a submission, or an advertisement.
  • A right to the Gates, purchasable at any price.
  • A verification, an endorsement, or a finding of any kind.

The chambers may decline any offer, at any stage, without stating a reason publicly.

The sequence

Five stages, and two of them are free.

  1. I

    Approach

    You describe the land and send what papers you have. A reference is issued to you at once. No charge.

  2. II

    Preliminary Screen

    Ordinarily within two working days, the chambers reads what you sent and answers one question: is this parcel worth putting through the Gates? No charge. It is not an opinion on your title, and it confers nothing on the land.

  3. III

    Mandate and Gate Fee

    If the answer is yes, a written mandate is executed and the Gate Fee is quoted for your parcel and confirmed. No Gate opens before this. The fee is billed by the chambers; no payment is taken on this website.

  4. IV

    The Seven Gates

    Registry search, ground inspection, vendor capacity, root of title and customary consent, encumbrance and litigation, consent pathway, chambers sign-off — as set out in the Ground Specification, unvaried. Ninety days.

  5. V

    Folio, or reasons

    Land that passes all seven becomes a folio, opened by the chambers under its own hand. Land that fails is declined, and you are told in writing exactly why — which is worth having, and portable.

The money

What the Gate Fee buys.

It buys the examination. It does not buy the result of the examination. A parcel that fails at Gate V4 has consumed the same searches, the same journey to the land, and the same reading as a parcel that passes — and usually more. The fee is therefore not refundable on a failed Gate, and the mandate says so in those words rather than in a schedule you were meant not to read.

The fee is quoted per parcel and is not published as a tariff. A residential plot at Mararaba and twenty hectares of family land at Keffi are not the same search, and one advertised figure would be a lie about one of them.

Where a folio originating in your offer completes a sale, a success fee is payable at the rate agreed in the mandate before any Gate opened, and never varied afterwards. It is disclosed to the purchaser on enquiry. A fee the purchaser is not told of is a commission, and this desk does not take commissions.

The chambers cannot be instructed to a conclusion. It is not your agent, and where a folio publishes it publishes for the purchaser’s benefit and its own account. If what you need is a document that says your land is good, this is the wrong desk, and the fee will not change the finding.

Before you write

Two things worth knowing.

If you want an opinion rather than a sale, the instrument you want is the 48-hour Verdict, not the approach. The Verdict reads your documents and tells you where you stand. The approach asks the chambers to take your land to market on its own standard. Different questions, different instruments.

If the land is family land, expect Gate V4 to be the whole matter. Consents that cannot be completely evidenced end the offer whatever the state of the paper — this is where Nasarawa transactions die, and it is examined with corresponding severity. It is better to know that now than after the Gate Fee.
