01 Have you seen the original title document — not a photocopy?
02 Does the name on the title match the person selling to you?
03 Has an official NAGIS registry search been done — by you, not the seller?
04 Is or was this family land — and if so, do written consents of the family head AND principal members exist?
05 Does the plan for your purchase include governor's consent and registration — or does it end at receipt and agreement?
06 Have you walked the land with the survey coordinates and found the beacons?
07 Is there any fence, foundation, or occupant on the land that the seller's story doesn't explain?
08 If buying from a developer or estate: have you seen the estate's own registered title?
09 Is the seller acting under a power of attorney?
10 If paying in instalments: is there a written contract covering forfeiture, default, completion, and a promise not to resell?
