The Land Desk is a chambers-operated inventory of verified land — not a listing marketplace. Before any plot is published for sale, it passes a seven-gate verification protocol conducted by Magaji Law. This site is currently an institutional preview: the protocol is published, a demonstration folio shows the standard, and no land is offered for sale yet.

Certainty on a schedule, never an instant sale
Land in Nigeria transfers under the Land Use Act and requires the consent of the Governor. No honest platform promises an instant sale. What a chambers can promise is certainty — delivered on a schedule.
Steps within the exclusive control of NAGIS, the Ministry of Lands, or the Governor's office proceed on government timelines, which the chambers manages but does not control.
The Verification Protocol
The Seven Gates
No folio is published at a price until every gate below records a pass, each entry dated, referenced, and signed. The full discipline is set out in LD/SPEC.001 — The Ground Specification.

Official search at NAGIS confirming the title's existence, the holder of record, and the absence of registered encumbrance.

Ground Inspection
Physical inspection with GPS capture of corner points, reconciled against the survey plan and the NAGIS orthophoto.

Vendor Identity & Capacity
Verification that the vendor is who they say they are — and that they hold the legal capacity to sell.

Root of Title & Customary Consent
Tracing the root of title. Where the land is family land, every consent the law requires is evidenced in writing — or the plot fails.

Encumbrance & Litigation
Court registry searches, locality enquiry, and checks against government acquisition and planning restrictions.

Consent Pathway
The exact route from contract to governor's consent and registration, mapped for this parcel before publication.

Chambers Sign-off
Written review of every gate, signed by the Verification Officer and countersigned by the Principal.

Vendors & enquiries
Approach the chambers
There is no listing form. Vendors with land in Nasarawa State — particularly the Karu–Mararaba–Keffi corridor and Lafia — approach the chambers, and the chambers opens a folio. Purchasers who wish to be notified when verified inventory is published may write to the same address.
